How does this program work?

We are Real Estate Investors, so we are buying homes all the time.  Many of the homes we buy are  resold immediately.  In this situation we buy a home that we already have a client interested in.   To us this is a "Win/Win". For this program to work we must be able to make a profit while at the same time providing you with a good price on the home.  We aren't able to buy every home that you may be interested in.  The deal we negotiate is directly affected by how much you are willing to pay for the home, how much money you have available to put down, and how much you can afford monthly towards your payment. 

We offer Owner Financing on all of these homes.  This may be a Rent To Own, where you make monthly payments until you are able to arrange for a mortgage, or it may be a Land Contract where we act as a private bank for you.   

What about my credit?

At Crossroad Real Estate Services, we understand many people have had difficulties with their credit at one time or another.  Our application process rarely looks at these credit issues.  We are not concerned with what happened in the past but rather what is happening currently.  Many of our customers are self-employed and have problems "proving" how much income they make.  Others have had bankruptcies and even foreclosures.  If you have the ability and the willingness to pay for your home, then we have a home for you!  It's that simple.

The more complete your information is, the better we will be able to serve you.  When listing how much you can afford, imagine we have just found your dream home.  What is the most you could afford on a monthly basis and what is the most money you could come up with for a down payment?  Most of our clients put 3-5% down, but some will spread that over a 12 month period.  The more money you have available to put down, the greater chance we can find the perfect home for you.
